Inherited Property and Its Contents

You inherited an estate: a house, everything in it, and whatever sits in storage or a bank box. We take care of the contents, around the listing and the family.

An inherited estate brings two jobs at once: the property and everything the estate holds, inside the house and out. We take the contents. We walk the house, help the heirs sort what each one keeps, sell the rest by purchase, private auction, or both, and clear the home for the realtor.

We do not buy or list the real estate. We work around the listing date and whoever is handling the sale of the house.

The order that protects the estate

Families lose money by moving too fast in the first weeks. Work in this order.

  • Secure the house and confirm who makes decisions for the estate
  • Each heir names what they want before anything leaves
  • Papers, photographs, and keepsakes go into a set-aside room
  • We walk every room, including the attic, garage, and storage closets
  • You choose how the contents sell, then we clear what remains
  • The house goes to the realtor empty and ready to show

Heirs in different cities

Siblings in three states still settle one estate together. We send photographs and the written plan to everyone who needs them, walk the house on the family’s behalf when nobody can travel, and record every decision before we act on it. When every heir reads the same document, nobody is surprised by what left.

Where authority comes in

If the estate is in probate, the person acting for it needs the proper authority before contents are sold, and the details differ from one estate to the next. Confirm that authority with the estate attorney. We follow what the court and counsel require and keep our work inside those limits.

Next steps

Leave the house, any storage unit, and the safe deposit box as you found them, and call us. We set up the walkthrough with whichever heir lives closest, or on the family’s behalf with no one there, and send everyone the written plan.

This site offers general process information, not legal or tax advice. For questions about authority, title, or taxes, consult a qualified attorney or advisor.

Where inherited property fits the wider picture is something we cover in a single point of coordination for households across Dallas–Fort Worth.
