For Families and Heirs
Siblings in different cities, one parent’s estate to settle. We walk the house on your behalf, protect the keepsakes, and give every heir the same written plan.
Settling a parent’s estate with brothers and sisters is hard on the closest families. One of you lives nearby and carries the load. The others are a flight away and worry about what they cannot see. Everyone wants it fair.
We give the whole family the same view. We walk the house for you, photograph what matters, and send every heir the same written plan. Keepsakes, photographs and papers go to one side before any offer is made, and nothing is sold while the family is still deciding.
When this is a good fit
- More than one heir has a say in the estate and everything it holds
- Some of the family lives out of state and needs to see the contents remotely
- Heirlooms and papers must be found and protected before anything is sold
When another path may suit better
- One person holds sole authority and answers to no other heir
- The family already agrees on every piece and only needs the work done
How we work with a family
Next steps.
- You tell us who the heirs are and who holds authority to sign
- We walk every room for you and photograph the pieces the family will want to see
- Family photos, letters, jewelry boxes and heirlooms are set aside and held
- Each heir gets the same summary of what the estate holds, from the house to any storage unit or safe deposit box, and the routes for selling it
- Anything two siblings both want stays off every list until the family agrees
- A written scope goes to everyone before anything moves, and a closing record after
Fair, and seen to be fair
Disputes start when one heir knows more than the others. So no one gets a private version. The same photos, the same values and the same plan reach every sibling at the same time. We do not decide who gets the piano or the watch. We make sure all of you are looking at the same facts when you decide.
Our eyes in the house when you are far away
If you live out of state, we are your walkthrough. We open the closets, the cedar chest and the attic boxes, and we show you what is there before anything is cleared. You decide from your own kitchen table, not on a rushed weekend trip.
Where families and heirs fits the wider picture is something we cover in the whole-estate approach for households across Dallas–Fort Worth.
Common questions
That piece stays out of every sale until the family settles it. We do not take sides or decide who gets what. We give all of you the same information and wait for your answer.
Yes. We walk the house on your behalf and send photos, an estate summary and the written plan to every heir. You take part in each decision without traveling to Dallas.
Yes. Photographs, papers and family pieces are set aside before any offer. The family sorts them first, in person or from our photos, and only then does the rest move.
