For Realtors
Your listing needs an empty, clean house. We handle the estate inside it, so you never host a weekend sale or haul a single box.
The house is ready to sell. The furniture, the closets and forty years of garage are not. We take the estate off your plate: we buy what we will buy, send the best pieces to private auction, and clear the rest, so the photographer walks into empty rooms. A storage unit or a lake house the seller also has to settle goes into the same plan.
There is no weekend sale with a line on the front lawn and strangers tracking through a house you are about to list. Give us your photo date and we build the schedule back from it.
When this is a good fit
- The property cannot be photographed or shown until the contents are gone
- The seller does not want a public sale at the house
- There is a listing date the contents work has to beat
When another path may suit better
- The seller wants to run their own contents sale before the listing
- The rooms are already empty and ready for photos
How we work with you and the seller
Next steps.
- You introduce us to the seller, executor or heirs who control the estate
- We walk the whole house with them and mark what the family is keeping
- They receive a written scope with routes, exclusions and a finish date ahead of your photos
- With their sign-off, we buy, auction or clear, room by room
- You get word from us when the last room is empty, so the photographer goes on the calendar
Built backward from your listing date
Tell us when the house has to be shot and shown. We set the walkthrough, the removals and the final sweep to land before that date. If the calendar is too tight, we say so at the walkthrough, not the week of the shoot.
Who makes the calls
The seller or the estate owns the contents, so they make the decisions and sign the scope. We keep you posted on progress so the listing side is never guessing. You stay the agent. You do not become the mover, the sale host or the person who finds a dumpster.
Where for realtors fits the wider picture is something we cover in how the estate work fits for households across Dallas–Fort Worth.
Common questions
Give us the date the house has to be ready. We plan the walkthrough, the sale routes and the last sweep back from it. If that date will not work, we tell you at the start.
The seller, or whoever holds authority over the estate. They approve the written scope. We keep you informed along the way so you plan the listing with real dates.
Yes, that is the plan for a listing. Kept items go with the family, sold pieces leave with our crew, and the rest is cleared out. You get rooms ready for the camera.
